DO NOT MOVE HERE - I’ve never seen such blatant incompetence and lack of human decency from a property management group.

UPDATE - management is clearly artificially inflating the ratings with fake reviews. Shameful.

Over the last 12 months there have been three shootings, two break ins, multiple gas leaks, and a week’s long water main crisis that left the entire building without water for a week, it took three separate repairs and two plumbing companies to fix it. At time of writing this, there are still tenants on the 4th floor without habitable conditions including inches of water in their units, soaked carpets, peeling drywall etc. - which property management is gaslighting them by alleging it’s fine to live there and making them pay administrative fees to move units within the building...

Despite numerous outcries from the community and offering to pay the bill for a security guard in response to the lobby shooting, there has been absolutely zero attempt to make the building safer. There are constantly non-residents roaming the halls of the building, the lobby doors are left unlocked all day into the night, the front desk staff don’t express an iota of care towards signing guests in and out in what is now becoming a high crime area.

You effectively sign your right to safety away in the least contract. Don’t even think about signing it without having a lawyer review.

Extremely disappointing, this place is the definition of lipstick on a pig. Looks great on the website, but it’s nearly unlivable - and actually unlivable for the poor folks on the 4th floor.

Be careful, they have paid to remove many of the1 star reviews that they have recieved.

Gables is one of the worst building I haveever lived, no sorry, its the worse. Management sees you as a dollar bill, they do not treat their tenants like humans.

If you come to view the building make sure to talk to tenants, they will tell you the actual truth vs the the person showing you around.

I will save you the laundry list of issues, problem, deceit, lies, mishandling, potentially racist behavior that Gables has fostered but do yourself a favor and do not live here!

I am a tenant at Gables Vista, and this is your warning—DO NOT move in here! The building may look nice, but it has multiple design flaws. The latest disaster was a flood that destroyed the 4th floor. On top of that, this place is not secure—there have been shootings, thefts, a stabbing, you name it.

But the worst part? The management is terrible. They do not care about their tenants. I was severely affected by the flooding, and it’s been 4 days since the incident with no plan or clear communication from management. When tenants try to get answers, we’re given different information, and when they do respond, their tone is unprofessional and dismissive.

To anyone that’s considering moving here, please reconsider. I’ve had nothing but terrible experiences living at Gables Vista. The security issues here are alarming—there have been multiple shootings in the building/garage, which management has barely addressed. Also, there have been two attempted carjackings in our garage which management has not reported to the residents. They gloss over these serious incidents, with no solutions - leaving residents feeling unsafe.

On top of that, the management team is completely incompetent, providing the same generic responses to major problems without any real solutions. The building has recently experienced flooding, leaving residents without water for days. Elevators have been out of service for weeks on end, and despite constant complaints, they take forever to fix anything.
The hot tub has been broken for weeks, and it’s clear they don’t prioritize maintenance. If you’re considering moving here, don’t waste your money. Management doesn’t care about the residents, and the building is falling apart. This place is more stress than it’s worth. I regret moving here, and I wouldn’t recommend it to anyone.

FYI- you sign a waiver for your right to personal safety when signing with Gables which was unfortunately discovered when there was no action after the 2nd shooting.

I should have known something was up when I originally moved in and the base boards were water swollen and painted over in my apartment.

This place is a nightmare. Drive by shootings, constant water outages, gas leaks you name it. This building is falling apart and it was only built in 2020! I went 6 days straight without having any water. During those 6 days I went down to the office as they had emailed us saying bottled water was available. Only when I got to the lobby and asked the management if I could have a case they began to ask me why they should give me water.... Well it's actually the law you provide hot and cold water. I just wanted some bottles so I could fill my toilet tank and actually be able to flush it. Going 6 days without usable toilets in your "luxury" apartment is great. Management made no effort to even bring portable outhouses on location. They never even bother to provide us with hot water which is required by state law. They continued to say it was "habitable" even on day 6 with no running water. I get things go wrong but they made no effort to make it easy on the tenants. I feel bad for those who had all their belonigngs destroyed by the flooding. Avoid this place like the plague. I'm sure many here will suffer from mold health issues as this place is constantly flooding. Can't wait to leave.

I enjoyed living here and recommend it. I was on the 9 floor, 2 bedroom with Den, 2 1/2 bath. The view of the mountains was spectacular. Watching Denver 4th of July fireworks from my deck was fun. The staff are great! The apartment is well built and was always quiet. The gym and pool area is clean and the equipment is well maintained. The staff are always responsive to my requests. The concierge staff is super helpful and manage the building access. They were great about not letting random people up the elevators and would always call me to be sure I was waiting for a delivery before letting the delivery person into the secure elevator. I felt the security measures the apartment takes are appropriate. There was a recent water pipe burst that impacted the entire building, having no water. In my opinion the staff did everything they could to accommodate the situation. They provided bottled water, paid for hotel accommodation for those that needed to leave the apartment, and then reimbursed those of us who stayed by crediting a daily rent and a daily per diem for each resident on the lease. So, in my opinion, the staff did everything they could and Corporate took immediate and appropriate action to remediate in a timely manner. The maintenance supervisor is great!! He always responded to my maintenance request quickly, was knowledgeable, and very nice! I bought a house recently; so that is why I moved. Otherwise I would have stayed at Gables Vista! I found living here to be a positive experience.

Absolutely the worst living experience I've ever had. The building management is a complete disaster. We've gone days without running water, and instead of fixing the problem, they just give us empty promises. The 4th floor has been flooded for days. Health and safety? Nonexistent here. I’ve tried contacting management multiple times, but all I get is silence or excuses. They are completely incompetent and neglectful, and it’s clear they don’t care about their residents.

Save yourself the headache and avoid this place at all costs. The conditions are unlivable, and I wouldn’t wish this on my worst enemy.

I’m not someone who writes google reviews but this experience has been so overwhelming horrific that it has to be said. I’ve lived in this building for just over a year and I’ll detail the ways in which this experience has escalated from bad to worse from the beginning. At first it was the stench of sewage that blows from the vents about once a month. On top of that, there’s consistently dog pee and poo in our hallway. Then, our door lock mechanism malfunctioned multiple times over a couple of weeks, causing us to be locked out of our apartment with our dog inside for hours on end. I was verbally offered accommodation, but nothing followed. Then there were multiple shootings and break ins around and inside the building with little to no reassurance or clarity from building staff. Most recently, water has been out for 6 days, with entire floors flooding. Supplemental water wasn’t offered until day 3 and I was told to “get creative” by building staff. GIVE ME A BREAK FR.
